House Member Lease Agreement
MONTH-TO MONTH ROOM LICENSURE
This Month-to-Month Room licensure (“Agreement”) RENTAL PROPERTY Landlord
hereby agrees to rent a private room or shared room to the house member listed below at the address located below.

RENTAL TERM.
This rental term shall commence on ________________, 20___ and
continue on a month-to-month basis until terminated by either party given thirty (30)
day prior written notice to the other party.
MONTHLY RENT
House-member agrees to pay Landlord per month as the rent for the room licensure, payable, without demand, in advance on the _________ of each month. House-member shall remit monthly rental payments via e-check, check, cash, cashier’s check, money order, or other accepted payment options. Monthly rental payments shall be sent to the following mailing address or hand-delivered in person

LATE PAYMENTS
If monthly rental payment is more than five (5) days late, the
Landlord shall be entitled, but not limited to payment of a late fee of $____25____
and/or pursuant of any eviction proceeding.
ADMINISTRATIVE FEE. On execution of this Agreement, House-member will pay a one-time admission fee of $_____________
OCCUPANCY. House-member acknowledges and agrees that they are renting out a
bed in a shared living opportunity are not permanent residents. House-members agree that they are aware they will be living with other house-members. House members agree that all common
areas, kitchen, laundry and bathrooms are shared amongst all house members. House-member
UTILITIES. Are included with room rentals. Landlord pays all utilities.
RIGHT OF ENTRY. Landlord reserves the right to enter the premises at all reasonable
hours for the purpose of inspection and whenever necessary to make repairs and
alterations to the premises. House-members grants permission to Landlord to show
the room rental to new rental applicants at reasonable hours of the day, within
________ days of the expiration of the tenancy.
ENTIRE AGREEMENT. This Agreement contains the entire understanding between the
Parties herein and supersedes and cancels any and all prior agreements between the
Parties whether oral or written, with respect to such subject matter.

Roommate Rules Agreement:
Please understand that you are sharing a room with a roommate and we want to
make each roommate feel comfortable and safe. Roommate Rules are as
followed:
1. Respect each other’s personal space.
2. Personal Supplies: Roommates shall provide their own toiletries as well as
food and laundry supplies and shall not use or borrow another person’s
supplies without their explicit prior consent.
3. Personal property: Roommates shall be responsible for the safekeeping
and insurance of their own valuables.
4. Please keep your side of the room clean and free of clutter.
5. Breach and Mediation: Contentious issues between Roommates shall be
resolved by majority vote of all occupants or consultation with and binding
mediation by _______________________.
6. Amendments: The Roommates agree that the above Roommate Rules
Agreement may be amended from time to time by house operator.
Amendments shall be effective when done in writing and signed by all
Roommates. By signing below the Roommates agree to abide by the
terms and conditions as stipulated above.
